The OBXFRBO model

How listing by owner works on OBXFRBO

A local, owner-first booking platform for the Outer Banks — built to cut out middleman fees while giving independent owners the tools big management companies have.

The problem we’re solving

On the Outer Banks, more and more homes are run by their owners or by small independent co-hosts instead of large management companies. Those owners give guests better service and better value — but they’re stuck paying national booking platforms a cut of every stay and competing in search results against thousands of listings that have nothing to do with the Outer Banks.

What OBXFRBO gives owners

1. A free, search-optimized listing page

Your home gets its own page with a full photo gallery, room-by-room details, amenities, house rules, a map and FAQs — built with the same structured data and local SEO that power our own Kitty Hawk oceanfront listings.

2. Traffic from a real local guide

Guests find us while researching where to eat, what to do and beach rules. Every guide page links back to rentals in that area.

3. Booking your way

Phase 1 (today): your listing’s “Book” button goes to your existing Vrbo, Airbnb or personal booking page.
Phase 2 (coming soon): direct booking on OBXFRBO with your own rates, calendar sync and payments processed on your merchant account. Guest funds are never held by us.

4. A vetted local vendor network (coming soon)

Cleaners, linen services, handymen, pest control, HVAC and co-hosts — the people who keep an Outer Banks rental running. In a labor-scarce, seasonal market, a trusted bench of local pros is worth more than any software feature.

What it costs

Listing is free. Direct bookings are commission-free. Any future optional services will be clearly priced up front, and you can remove your listing any time.

Owner responsibilities

As with any by-owner rental, you remain responsible for your home’s condition, your rental agreement, guest communication, and collecting and remitting North Carolina and county occupancy and sales taxes. We’ll share official resources to help.
